Why Are Google Reviews Not Included?

Multifamily Marketers: Have you tried doing an analysis of your community, or a competitor breakdown in ChatGPT lately?
With reviews being the #1 reason for a prospect to schedule a tour, it’s surprising to see the coveted Google reviews are omitted from ChatGPT. Listing sites galore are included, even Reddit, but not Google.
That is, unless the Google reviews are listed via an aggregator like BirdEye, or the reviews are regurgitated on your website somehow. (Although, iframes don’t work here and can’t be read.)
Why? With Google reviews being listed in search or map results, they aren’t individual indexed website sources.
If you ask ChatGPT to search for the Google reviews, it will do that, but not very accurately. A community with 400+ reviews was stated as having just 23 reviews. It also gave it a 3.7 star rating even though it was 4.3 star rating. Soooo… yeah.
You won’t see Google as a source in ChatGPT either because “Google isn’t exposed as a citable webpage source in my interface, even when Google-derived local business information influences the answer.”
Of course, marketers can manipulate the prompts to get a desired outcome. But is the prospect that’s searching quickly on a :15 minute lunch break while standing in line at Target doing that?
